Hard Water in West and North West London: What It Does to Your Boiler

West London’s water is hard. Thames Water states plainly that “all the water in our region is hard”, because the water passes through the chalk and limestone geology of the Thames Valley on its way to your taps. That’s harmless to drink (Thames Water notes the minerals aren’t a health risk), but limescale forms wherever fresh mains water is heated: your kettle, your showerhead, and your boiler’s hot-water side. In a combi that means the domestic-hot-water plate heat exchanger, whose narrow channels scale can gradually restrict, showing up as reduced or inconsistent hot water. Limescale is a separate problem from magnetite sludge, which forms through corrosion inside the sealed central-heating circuit, and the defences differ: scale protection on the boiler’s cold mains supply addresses limescale, while correctly dosed inhibitor and magnetic filtration address corrosion debris. If your kettle furs up in weeks and your shower screen needs scraping, the same process is at work on your boiler’s hot-water side. Here’s what West London’s water actually does, what it doesn’t do, and what genuinely helps.

How hard is West London’s water?

Thames Water sources about 65% of its water from local rivers and 35% from natural underground reservoirs, and because that water spends its journey passing through soft chalky limestone, all of the water in the Thames Water region is classified as hard, per Thames Water’s hard water guidance. Their official classification bands:

You can check the exact figure for your postcode on Thames Water’s website. But if you live anywhere on our patch, from Chiswick up to Kensal Rise, the practical answer is the one you already suspected from your kettle: hard.

One reassurance worth repeating from Thames Water: hard water is not a health risk: the calcium and magnesium in it are natural minerals. The problem is purely what they do to anything that heats water.

What limescale actually does inside a boiler

Limescale forms where fresh mains water is repeatedly heated. That’s why your kettle furs up and your showerhead crusts over, and it’s the same process on your boiler’s hot-water side.

In a combi boiler, the component that heats fresh mains water on demand is the domestic-hot-water plate heat exchanger. Its channels are narrow, so scale building up there can restrict flow and contribute to reduced or inconsistent hot-water performance. Scale on any heated surface also acts as an insulating layer, so the appliance has to work harder to move the same heat through it.

What limescale is not responsible for is what builds up in your radiator circuit. The sealed central-heating loop gets no fresh mineral supply, so the deposit that forms there is magnetite: a black iron-oxide corrosion debris, usually called sludge. Cold spots at the bottom of radiators, a jammed diverter valve or a labouring pump point towards sludge rather than hard water. The two problems need different defences, and that’s the part most guides blur.

The warning signs of limescale on the hot-water side

  • Weaker or fluctuating hot-water flow on a combi, which can indicate a restricted plate heat exchanger.
  • Hot water taking longer, or running noticeably cooler at the tap than it used to.
  • White crust on taps, showerheads and the kettle: not a boiler symptom itself, but a fair indication of what your water does to surfaces that heat it.

None of these means the boiler is finished, and none of them proves limescale on its own. They’re prompts to get the cause properly diagnosed: the earlier a restriction is identified, the more options you tend to have.

How to protect your boiler in a hard-water area

1. Scale protection on the boiler’s cold mains supply. A scale reducer or inline scale inhibitor, fitted where cold mains water enters the boiler, is the defence aimed squarely at limescale, because it treats the water before it’s heated. It’s a small one-off fitting that quietly earns its keep. Our plumbing services team fits them, usually alongside a service so it’s one visit.

2. Inhibitor and a magnetic filter, for the separate sludge problem. The sealed radiator circuit needs the correct dose of corrosion inhibitor, plus a magnetic system filter to catch magnetite before it reaches the pump and valves. These protect the heating circuit against corrosion debris. They are not a limescale treatment, and they don’t replace scale protection on the mains supply.

3. An annual service, carried out to the manufacturer’s instructions. A boiler service follows the schedule your specific appliance’s manufacturer sets. Reduced or inconsistent hot-water flow may prompt a separate fresh-water-side assessment; a routine boiler service is not automatically a limescale inspection or treatment. Here’s how often a boiler really needs servicing.

Thames Water’s own suggestions for the wider home are worth following too: running stored hot water at 60°C, a scale collector in the kettle, and, if you go the whole way, a water softener, with their caveat that softened water shouldn’t be used for drinking or cooking, so a separate drinking tap should be fitted by an approved plumber. Does hard water affect my boiler guarantee?

It can, but the terms decide, not a general rule. Guarantee conditions vary by manufacturer, model, installer scheme and the cause of the failure. Some manufacturers set expectations around system cleaning, protection and water treatment, and most require servicing in line with their own instructions for the guarantee to stay valid. What does kettling in a boiler mean?

Usually, banging or kettling points first to restricted circulation on the sealed heating side, not hard-water limescale. Limescale mainly affects the fresh-hot-water side and is more likely to show up as weaker or fluctuating hot-water flow. Have the cause diagnosed rather than treating boiler noise as evidence of limescale.

Is hard water bad for your health?

No. Thames Water is clear that hard water poses no health risk; the calcium and magnesium it carries are natural minerals. The problems are practical, not medical: limescale on heating elements, spotted glassware, and extra wear on boilers and appliances that heat water.

Do I need a water softener in London?

Not necessarily. For the boiler’s hot-water side, scale protection fitted on the cold mains feed plus servicing to the manufacturer’s schedule covers most homes. A whole-house softener helps every appliance but shouldn’t supply drinking water, per Thames Water, so a separate drinking tap needs fitting by a competent plumber.

Hot water weaker or less consistent than it used to be?
